Trousdale County, TN Property Records: Search Deeds, Owners, Tax Records, and Maps

Trousdale is the smallest of the 120 counties in Tennessee, and its management is equally small. The whole property system is consolidated in one city-county, in one Administration Building at 328 Broadway and in three rooms. The Register of Deeds is in Room 12, the Assessor of Property in Room 11, and the Clerk & Master in Room 3. These books are part of a county established in 1870, along the Cumberland River. The theme of unfinished business is reinforced by even the county’s most unusual landmark: the cooling tower of the never-built Hartsville nuclear facility still rests on the river's edge.

The Assessor will post actual current tax rates on its own page, which is a rarity among Tennessee counties: $2.1000 county general and $0.6731 urban district, $2.7731 combined. Now, the orbit of Nashville extends to Hartsville, and houses and farms pass through Tennessee's usual 30- to 60-day period.

Recent records reveal the underlying factors influencing the local real estate market, with a median home value of $211,300 and median rent of $737, alongside a median household income of $61,776 and a median real estate tax rate of 0.53 as a percentage of the property’s assessed value.

How to Look Up Trousdale County Property Records

Almost everything is done in 3 rooms. The state assessment site offers you the owner of each parcel, appraised value, and Map-Group-Parcel number, all free of charge. The Trustee's balances are handled in the state Trustee system at (615) 374-2916. Documents are served in the Register of Deeds, which is located in Room 12 and is staffed by a designated person for assistance; there is a U.S. Title Search Network subscription for remote service.

Who Keeps Trousdale County Property Records

In Tennessee, the Public Records Act makes property records available to Tennessee citizens and keeps them at the county level. According to the duties of the officials page on Trousdale County's website, they are charged with helping to keep the community safe.

    • The Register of Deeds is in Room 12 and is established to make and keep a record of every instrument the law requires or permits. This covers deeds and deeds of trust, wills, court orders, and military discharges. The Register is elected for four years and takes care of the state recordation tax at recording.

    • The Assessor of Property, who is located in Room 11, evaluates each parcel and publishes the county's current rates for each parcel on its own page. It also offers a detailed explanation of the Board of Equalization, its June 1 session, and its five members.

    • The County Trustee collects the county’s property taxes at (615) 374-2916. The Trustee is the tax collector in Tennessee. There's nothing more enigmatic than that.

How to Search Trousdale County Property Records Online

    • Start at the Trousdale County Assessor's Office offers access to property records such as property location, owner's name, parcel number, and dimensions of the lot through this system.

    • Have the boundary mapped on TNMap (for the county’s 117 square miles of land in one easy view).

    • Search the Register’s index in Room 12, where designated personnel help with retrievals, or remotely through the U.S. Title Search Network subscription.

    • Follow the chain backward, matching each grantor to the prior grantee, and run the same index for deeds of trust, liens, and releases. The sworn value on each deed records the price.

Register of Deeds: Deeds, Deeds of Trust, and Plats

Hartsville is the county’s smallest and Tennessee's smallest, and records are kept by an elected officer called the Register of Deeds. On most financed purchases, Tennessee will use deeds of trust instead of mortgages to secure loans. The Register also collects the state recordation tax on recording.

Document types recorded, from the statutory list on the county’s page, include:

    • Warranty deeds, quitclaim deeds, and other conveyances

    • Deeds of trust, releases, assignments, and modifications

    • Liens, contracts, leases, and judgments

    • Powers of attorney, wills, and court orders

    • Plats, military discharges, and UCC fixture filings

Property Tax in Trousdale County: Classification, Exemptions, and Appeal

There's a “problem” with Tennessee's property tax: It isn't state-taxed, and Trousdale's rates are posted publicly with its consolidated government.

    How the bill is figured

The assessment rates are 25 percent for residential and farm property and 40 percent for commercial and industrial. A home appraised at $200,000 carries a $50,000 assessed value. It totals $1,050 at the posted rate of $2.1000, while at the combined rate of $2.7731, inside the urban district, the bill would be around $1,387.

    Exemptions and relief

    Program

    What it does

    Tax Relief

State reimbursement of part of the tax on a primary residence for qualifying homeowners 65+, disabled owners, and disabled veterans and surviving spouses. Apply through the Trustee; details at the Comptroller.

    Tax Freeze

An optional senior freeze on the tax amount for qualifying homeowners 65+. Ask the Trustee whether it applies here; see the Comptroller.

    Greenbelt

Farm, forest, and open-space land taxed on use value, with rollback on conversion, the shield for farms as Nashville-driven values arrive. File with the Assessor; see the greenbelt page.

    Appealing your value

Begin by talking with the Assessor in Room 11, as many cases can be resolved. The county's page usually tells all about it. The Board of Equalization meets annually on June 1 in accordance with Tennessee Code section 67-1-404; an appeal before the Board of Equalization usually preserves the right to further appeal, and the five members of the Board of Equalization are publicly appointed. But unresolved cases are carried over to the State Board of Equalization.

    GIS Maps and Parcel Viewer

The state carries the county’s parcel mapping. The TNMap assessment viewer draws every Trousdale County boundary over aerial imagery, linked to the Comptroller’s assessment data, and the whole county fits on one screen. Zoning questions go to the Building, Codes, and Zoning Office at (615) 374-1125.

    Details available include:

    • Parcel boundaries with ownership and acreage

    • Appraised and assessed values by parcel

    • Bend of the Cumberland and the area of the old plant from an aerial perspective

    • Use of property classes and record-card data.

    Foreclosure and Tax Sales

Two sales, two trustees, no overlap.

    Deed-of-trust foreclosure

When a loan defaults, the substitute trustee named under the deed of trust advertises and sells at public auction under Title 35 of the Tennessee Code. No court order is required. That private trustee is not the county’s tax collector on Broadway.

    Chancery Court tax sale

Taxes not paid go through the courthouse. The county files a lawsuit in Chancery Court, Clerk & Master Shelly Brawner (Room 3), presides and most of the sales come with one year of redemption. Tennessee is one of only two states that sell and auction off property instead of tax-lien certificates.

    How to Record a Document

The law is found in Tennessee Code, Title 66, Chapter 24. Four steps:

    • Make the document conform to Tennessee requirements: Notarized signatures, a complete description of the property, and addresses of the preparer and return addressee.

    • Include the deed requirements: Tax parcel number and the Oath of Consideration signed.

    • Pay the recording fee and the recordation taxes: $0.37 per $100 for the transfer and $0.115 per $100 for secured debt of more than $2000.

    • Please record in Room 12 or via the mail with fees. The indexed document is permanently placed in the document record, and the original is returned to you.

    FAQs

Yes. Tennessee’s Public Records Act opens the Register’s, Assessor’s, and Trustee’s records to Tennessee citizens, all inside one Administration Building on Broadway.

Verify the address at the state assessment facility; verify the name on the most recent deed at the Register at (615) 374-2921. There is a slight delay in tax rolls following a fresh sale.

The amount the Assessor posts is $2.1000 per $100 assessed value for the county general and $0.6731 for the urban district, for a total of $2.7731 inside the district per $100 assessed value. Rates may Vary By Budget Year.

To the county’s 1870 organization from its neighbors, making it one of Tennessee’s younger books as well as its smallest map. Earlier chains continue in the surrounding counties’ courthouses.

Your home is charged ¼ of its appraised value. If the value of a house is $200,000, it is now $50,000, and the posted rates are applied. Commercial uses use 40 percent instead.
