Lewis County, TN Property Records: Search Deeds, Owners, Tax Records, and Maps
Lewis County is named for the explorer who died within it. The monument to Meriwether Lewis and his grave are present at the parkway's Grinder's Stand, where he died in 1809. The county to which he was assigned in 1843 retains all of his records in one place, the 1939 courthouse at 110 N Park Street in Hohenwald. The Register of Deeds is housed in Room 104 with an index back to the early 1800s. They share use of the same building, a red-brick PWA Moderne landmark, still retaining three original jail cells on the third floor.
Hohenwald is German for "high forest," a name given by Swiss and German immigrants, and the town provides sanctuary for The Elephant Sanctuary's national refuge in the woods outside of town. The Trace, along with steady timber, drives a quiet market as homes and forest tracts move in the typical 30 to 60 days in Tennessee.
Recent records reveal the underlying factors influencing the local real estate market, with a median home value of $130,900 and median rent of $822, alongside a median household income of $43,730 and a median real estate tax rate of 0.54 as a percentage of the property’s assessed value.
How to Look Up Lewis County Property Records
Almost all are managed by three stops in one building. The owner of each parcel, its appraisal value, and its Map-Group-Parcel number appear free of charge on the state assessment site; the Assessor's own page leads the researcher directly to the site. The tax bill is available online on the Trustee's portal. Documents are registered in Room 104 at the Register of Deeds.

Who Keeps Lewis County Property Records
Property records are county records in Tennessee, and the Public Records Act makes Tennessee property records public. The work is divided among three Lewis County buildings at 110 N Park Street:
Warranty deeds, deeds of trust, liens, releases, plats, leases, and judgments are recorded in the Register of Deeds in Room 104, by date, book, and page, and by name. The state recordation tax is collected in the office at recording.
In the Assessor of Property's own words, the appraiser appraises all parcels "the same and fairly. It is clear on its page that taxes are not collected by the Assessor, but by the county Trustee and city collecting officials.
The County Trustee receives the county's property taxes Monday through Friday from 8:00 am to 4:00 pm, with an email posted and the state portal behind. The Trustee is the tax collector in Tennessee. There's nothing more enigmatic than that.
How to Search Lewis County Property Records Online
Identify the parcel at the state assessment site. Please enter the address or Lewis County owner name and copy the Map-Group-Parcel number, value, and class. According to the Assessor's own page, an address or the owner's name might be required to find a property.
On TNMap, draw the boundary with forest tracts and Trace-adjacent parcels sprawling.
Take the owner’s name to Room 104 or call (931) 796-2255. Tennessee is a grantor/grantee state, so do all four sides of every sale.
Run the same index on deeds of trust, liens, and releases on the chain of title, backward, matching grantor to preceding grantee. The price is noted on each deed as a sworn value.
Close at the Trustee’s portal or (931) 796-2226 to confirm taxes are current.

Register of Deeds: Deeds, Deeds of Trust, and Plats
An elected official, the Register of Deeds, records for the town of Hohenwald and the forest communities surrounding it. Most purchases financed in Tennessee are done by deeds of trust, not mortgages. The Register also collects the state recordation tax on recording.
Document types recorded include:
Various types of deeds, including warranty deeds, quitclaim deeds, and other deeds.
Deeds of trust, releases, assignments, and modifications
Liens, leases, and judgments
Powers of Attorney and plats
Automated military discharges and UCC fixture filings
The index extends back to the early 1800s, which is before the organization of the county.

Assessor of Property: Ownership, Values, and Parcel Data
The Assessor appraises every parcel at market value, equally and fairly, by its own mission, and Tennessee taxes a class-based fraction of it. The office assigns the Map-Group-Parcel number, keeps the record cards, and feeds the state’s assessment database, with values true to market at each state-scheduled reappraisal.
Use the state assessment site or call to find:
The current owner of record for any parcel
The Map-Group-Parcel number and legal description
The appraised value and the assessed value after the class ratio
The property class, such as residential, farm, or commercial

Property Tax in Lewis County: Classification, Exemptions, and Appeals
Tennessee has no state property tax. A Lewis County bill is county money plus city money in Hohenwald, and it begins with a fraction.
How the bill is figured
Residential and farm property tax is based on 25% of the appraisal; commercial and industrial property tax is 40% of the appraisal. A home appraised at $130,000 carries a $32,500 assessed value; at a combined $2.20 rate, the bill is $715. The rate is never the actual appraisal.
Exemptions and relief
Program | What it does |
|---|---|
Tax Relief | State reimbursement of part of the tax on a primary residence for qualifying homeowners 65+, disabled owners, and disabled veterans and surviving spouses. Apply through the Trustee; details at the Comptroller. |
Tax Freeze | An optional senior freeze on the tax amount for qualifying homeowners 65+. Ask the Trustee whether it applies here; see the Comptroller. |
Greenbelt | Farm, forest, and open-space land taxed on use value, with rollback on conversion, near-essential in a county this thick with timber. File with the Assessor; see the greenbelt page. |
Appealing your value
Please call the Assessor first at (931) 796-5848, as details get corrected; many cases are corrected. The formal appeal to the County Board of Equalization in June and then the State Board of Equalization, with similar sales as evidence.
GIS Maps and Parcel Viewer
The state owns the county's parcel maps, and the Assessor's own web page directs researchers to the maps. The TNMap assessment viewer overlays all Lewis County boundaries on aerial imagery overlaid with the Comptroller's assessment data, with the Trace corridor running through the map. Land-use issues within Hohenwald are referred to the city, since there is no countywide zoning.
Details available include:
Parcel boundaries with ownership and acreage
Appraised and assessed values by parcel
The high forest and the Natchez Trace corridor in aerial view
Property classes and record-card data
Statewide layers through TNMap
Tax maps are not surveying maps, and the lines on the federal parkway should be corrected. Produce any boundary that is significant with the recorded plat and a licensed survey.
Foreclosure and Tax Sales
Two sales, two trustees, no overlap.
Deed-of-trust foreclosure
When a loan defaults, the substitute trustee named under the deed of trust advertises and sells at public auction under Title 35 of the Tennessee Code. No court order is required. That private trustee is not the county’s tax collector on Park Street.
Chancery Court tax sale
Taxes that go delinquent through the courthouse. The county sues in Chancery Court, the Clerk & Master holds the sale, and after the majority of sales, a right of redemption exists for one year. The property is never sold in Tennessee through tax lien certificates.
Costs to Access Property Records
The state portals are free. Fees attach to copies and recording, varying by document type and service.
Service | Fee |
|---|---|
State assessment and Trustee searches | Free |
Plain copy of a recorded document | Fee by document; confirm at (931) 796-2255 |
Certified copy | Additional certification fee |
Realty transfer tax | $0.37 per $100 of value or price, paid by the buyer |
Indebtedness (mortgage) tax | $0.115 per $100 of debt over $2,000 |
The Register collects both recordation taxes at recording, and the sworn value on the deed becomes the public record of the price.
How to Record a Document
The bookkeeping is based upon Title 66, Chapter 24 of the Tennessee Code. Four steps:
To notarize the document to Tennessee standards: signatures, document description, preparer, and return addresses are included.
Include deed requirements: Tax parcel number, signed Oath of Consideration.
The fee for the recording of the mortgage and taxes to be paid: $0.37 per $100 for the transfer; $0.115 per $100 for secured debt over $2,000.
Record in Room 104 or by mail with fees. The document in the index becomes part of the permanent record, and the original is returned to you.

The land index reaches into the early 1800s, before the county’s own 1843 organization, and the era includes the county’s namesake: Meriwether Lewis died here on the Trace in 1809.
A quarter of the appraised value of your home is taxed. If a $130,000 appraisal becomes an assessed value of $32,500, then the combined rate is applied to that amount. Commercial property is 40 percent.
