Greene County, TN Property Records: Search Deeds, Owners, Tax Records, and Maps

Greene County's rising property demand has been fueled not only by economic growth but also by its strong agricultural base and scenic surroundings. These qualities attract a diverse mix of residents, including tech manufacturing professionals, logistics workers, and families relocating for mountain views. As a result, the county now has more than 700 active listings, with single-family detached homes making up most of the inventory.

How to Search Greene County Property Records Online

Greene County does not use a single database for all property records. Records are spread across several official databases, and as a result, you may need to visit more than one official record during your property record search. Follow the steps below to conduct a thorough property record search in the county:

    1. Start at the Tennessee property assessment data. The Greene County Assessor's Office offers access to certain property records, such as location, owner's name, parcel number, and lot dimensions, through this system.
    2. After that, go to the title searcher recommended by the Register's Office. This tool allows you to confirm deeds linked to the property owner's name. You can search records by grantor/grantee name, assessor parcel number, and recorded book page.
    3. Check details of the current owner on the most recent deed. Then work backward through earlier deeds, checking that each grantor matches the grantee on the deed before it.
    4. Then, confirm the property's tax status using the county's tax portal.

Register of Deeds: Deeds, Deeds of Trust, and Plats

Assessor of Property: Ownership, Values, and Parcel Data

The Greene County Assessor's Office is responsible for listing and valuing all property subject to ad valorem tax in the county. Under state law, the office is required to conduct reappraisals every four years. This process allows the office to adjust property values so that all parcels in the county are appraised at market value.

To arrive at fair market value for each property, the assessor must know what willing sellers and willing buyers are doing in the marketplace. The Assessor must also know the current cost of construction in the area and any changes in zoning, financing, and economic conditions that may affect property values.

Property Tax in Greene County: Classification, Exemptions, and Appeals

In Tennessee, there is no statewide property tax. All property tax revenue is collected by counties and cities. The Assessor values property at full market value, but taxation applies only to a portion of that value under the state constitution.

    How the bill is figured

In Tennessee, homes and farms are taxed on 25% of their value, while businesses are taxed on 40%. To find a property's assessed value, multiply the appraised value by the applicable percentage. Greene County’s property taxes are calculated in two steps. First, the assessed value of the property is divided by 100. Second, the result is multiplied by the tax rate established each year by the County Board of Commissioners.

    Exemptions and relief

    Program

    What it does

    Tax Relief

The state reimburses part of the tax on the primary home of qualifying low-income elderly, disabled, and veteran owners, under T.C.A. 67-5-701. Apply through the Trustee.

    Tax Freeze

An optional program that freezes the tax amount for qualifying owners 65 and older who meet income limits, where the county has adopted it.

    Greenbelt

Farm, forest, and open-space land is taxed on current use value rather than market value, under T.C.A. 67-5-1001. A rollback tax applies if the land converts.

    Nonprofit and government

Property used for religious, charitable, educational, or government purposes may be exempt on application to the State Board of Equalization.

    Appealing your value

Contact the Register of Deeds to appeal your property's valuation, discuss discrepancies, or correct data errors. You may file a formal appeal to have your case heard locally if the informal review does not resolve the issue. All formal appeals must be submitted to the county's Board of Equalization. If you’re still not satisfied after meeting with the County Board, you can appeal to the State Board of Equalization.

    GIS Maps and Parcel Viewer

You can view property parcel data, check local school districts, and find voting polling locations using Greene County's GIS system. If the data you seek extend beyond county boundaries, you may use the TNMap assessment portal.

    Foreclosure and Tax Sales

Tennessee allows two kinds of foreclosure sales, and understanding both is important for property research.

    Deed-of-trust foreclosure

The foreclosure process begins when a borrower fails to pay their mortgage. The trustee listed in the deed of trust may then sell the property at a public auction. This is generally faster than going through the courts.

    Delinquent-tax sale

If a property owner fails to pay taxes, the County Trustee may take the case to Chancery Court for foreclosure approval. The court must issue a judgment before the sale can proceed. Once judgment is granted, the Clerk & Master sells the property.

    How to Record a Document

Tennessee law governs the form of any instrument that conveys an interest in real property. There is a four-step process:

    1. Confirm the document meets Tennessee format rules: original signatures, a notary acknowledgment, a proper legal description, a preparer statement, and the required margins for recording.
    2. State the value under oath on the face of the deed, as Tennessee requires. The Register uses that sworn value to calculate the realty transfer tax.
    3. Submit to the Register of Deeds in-person, by mail, or through an approved e-recording vendor. Pay the recording fee and the recordation taxes due.
    4. Once recorded, the original is returned to the filer, and the document image posts to the online index within a short processing window.
